On July 13, local government approved a property tax abatement for construction of a new 50,000 SF industrial shell building at a site in Bartholomew County near Edinburgh, Indiana, at the northern edge of the Columbus, Indiana MSA. Force Holdings, LLC — a family-owned investment and development company – is the developer, and its sister company, Force Construction, will complete the design/build work.
This will be the fourth industrial shell building that the company has built in the area to serve companies seeking an already-made building that can be occupied in a comparatively short period of time. It will consist of walls, high ceilings, and unfinished floors, with everything else installed as the purchaser specifies.
Approximately $3.2 million will be invested to construct the 50,000 SF building, designed to be expandable to 400,000 SF. The building will be built on Executive Drive within the Bartholomew County I-65/US31 Industrial Park, located one and a half miles north of I-65 Exit 76 via US 31.
According to Greater Columbus Indiana EDC, the abatement approved on the building will allow property taxes on the building to be phased in over ten years, and the incentive plus additional incentives can carry over to the ultimate end-user. “About 70% of active project leads are looking for an existing building in our area, and we are grateful to Force Holdings and Force Construction for their investment in our community,” said Jason Hester, president of Greater Columbus Indiana EDC.
